Get Pre Approved for a Loan
- The first step that you
must take is to find out what price
house or property you can comfortably afford and be approved for. This step
will pre-approve you for the loan to purchase your new home or mountain
property. By taking this step with our affiliated mortgage company in
advance, you will profit by being able to move quickly on a home that you
place a bid on. It enables the seller to confidently deal with you as
a qualified buyer. Being pre-approved tells the seller you are serious about buying
and that you have taken the necessary steps to prove you are capable of
buying. You may get
pre-approved for your loan online, quickly and easily
through our affiliated Mortgage Brokerage. This does NOT contractually bind
you to this institution for your home's financing. You are free to choose
whatever institution you feel most comfortable working with for your home
loan. Rebates and loan discounts apply only when you use Summit Realty and
Loan for your purchase transaction and our affiliated mortgage company (MFI) for
your new purchase. Discounts on mortgage services through our affiliate
mortgage company will apply in addition to the rebate you receive on your
home or property purchase.

Note: For new homes, our agent must accompany you on your first
visit to the project in order for us to receive a commission from the
builder thus allowing a rebate to you.

Tour The Home / Property - After you drive by the
homes you want to tour (if you're able to), contact us and we
will set up a showing appointment for you. You'll receive the loan
pre-approval letter prior to viewing the interior of the houses in most
cases.

Make an offer on a home / property - We provide you with
all the sale comparables for similar houses in the area so you can make an
intelligent offer. We guide you through the entire buying process offer,
negotiations, acceptance, escrow, title, physical inspection,
loan process and closing.
* Rebates are subject to our
terms of use.
The rebate only applies if you drive by and inspect the property from your
vehicle prior to setting up appointments for inspection and the
purchase price is at least $250,000. To the extent you want to view properties
without driving by first, the maximum rebate is 1/6 of our commission up to a
maximum of .5% of the purchase price. The maximum rebate for properties
purchased between $200,000 and $250,000 will be $1,000. There are no rebates
available on properties less than $200,000.
